You will join a retail organization active in 30 countries, known for its large stores. In the Netherlands it has 14 stores plus offices and distribution centers (of approx. 25,000 m2). A total of approx. 6,000 people work in the Netherlands. The Netherlands headquarters is located in Haarlem.
Procurement department
Procurement is managed from global headquarters. You will report to the procurement manager real estate for the region France, Belgium, Netherlands. The latter reports to the “director global procurement real estate”.
Your manager is responsible for the procurement for 80 sites in his region and has a team with 4 permanent project buyers plus 4 interim real estate buyers and 4 permanent buyers for facilities, energy, waste, security and logistic equipment. The real estate spend in the region alone is approximately € 100 million.
The global organization buys 50% of the spend based on frame agreements. The other 50% is purchased locally.
Tasks
You will be primarily responsible for supervising all new construction and renovation projects in the Netherlands. This involves a spend of approx. € 30 mio.
The focus in your work is on the one hand on the intensive cooperation with internal stakeholders. Among other things, you will have
- daily contact with the ‘Construction project managers’ and the project teams of the projects you supervise
- Monthly consultation with the construction manager for your region
- regular contact with the CFO for the Netherlands regarding transparency and “compliance” within the organization. An important example is that for all purchases over € 100K three quotations must be requested
- Quarterly progress meetings with your manager.
The core of your work is heavily focused on project procurement itself. The organization outsources many activities, e.g. project management and the project management office, design by architects, land acquisition, contractors, etc. Your work is primarily focused on the procurement of these services. You will be expected to prepare a procurement plan for each project by you, with objectives, approach, schedule, etc., in close consultation with your internal stakeholders.
After parties have been contracted, you (together with the project team) take care of supplier management during the complete project: on time delivery, within budget and based on the agreed specs and respecting the company way of doing business. You work to establish a long-term and good cooperation with suppliers and challenge them to continuously improve their performance.
An example of a currently ongoing project is the acquisition and realization of small distribution points in cities of about 600 m2 (in addition to large distribution centers of about 25,000 m2).
Savings and reporting tools will be used. You will use SAP Ariba in your work for sourcing, tendering and supplier management.
The focus is largely on achieving savings over budget.
Your profile
- Experience in the procurement of real estate projects
- Project management experience
- Analytical, problem-solving, strong negotiator
- Skill with data analysis tools, e.g. SAP
- Experience in vendor management and development.
- You are fluent in English and Dutch
- Communicative strong and thrives on change.
Offer
- Salary up to € 87,000 depending on experience (including 13th month and 8% vacation pay) for a 38-hour work week
- Bonus plan of approximately 1 gross monthly salary (depending on company results)
- w/w travel : OV expenses are reimbursed 100%. I.g.v. travel by car you will receive max. € 243/month travel allowance
